Considerations and development
The civil works for the 25-lot subdivision development in Leppington, NSW, involve the comprehensive planning, design, and construction of infrastructure required to support residential development. The scope of the civil works includes, but is not limited to, the following key components:
Site Preparation and Clearing
Initial site preparation will involve the removal of existing vegetation, structures, and any obstructions. This phase also includes grading the land to provide suitable levels for the future construction of roads, utilities, and residential lots.
Earthworks and Bulk Excavation
Excavation and earthmoving works will be carried out to ensure proper drainage and to create level building pads for each lot. The works will also include the shaping of roads and footpaths in accordance with the approved subdivision design.
Roadworks
The development will feature new internal roads, including:
Subgrade preparation: Excavation and compaction of the subgrade to ensure a solid base. Pavement construction: Installation of roadbase, asphalt or concrete surface to the required thickness. Kerb and gutter: Installation of concrete kerbing and gutters to manage stormwater runoff effectively. Traffic management and signage: Placement of appropriate traffic control measures and street signage.
Electricity and Communications Infrastructure
Underground electrical and telecommunications lines will be installed to provide services to the new subdivision. This will include connections for power, telephone, and internet to each lot.
Landscaping and Environmental Works
The project will include soft landscaping around roads, parks, and green spaces. These works may involve planting trees, shrubs, and grassed areas to enhance the aesthetic value of the subdivision and promote local biodiversity.
Testing and Compliance
All works will be tested to ensure compliance with local regulations, including road quality, stormwater management, and utilities installation. Final inspections will be conducted by the relevant authorities before the subdivision is approved for occupancy.
The civil works are designed to create a safe, efficient, and sustainable living environment, ensuring that all necessary infrastructure is in place to support the residential development of the 25-lot subdivision.
You can adapt the specifics based on any additional features or requirements that the subdivision is approved for occupancy.
